Licensed and Insured Professional Home Inspector

Pre-Drywall Inspection: Arrange for an inspection before your contractor installs drywall on a new home construction. Find defects which will later be hidden and gives clients the opportunity to ask why or why not. Rate charges is based on square footage and discounted if included with a Standard Home Inspection.

Standard Home Inspection: Conducted on brand new or existing homes--inspects top to bottom, inside out. Often required by financial lenders. Aids your decision making and negotiations during the purchasing process for better expectations and peace of mind. Rate charged is based on square footage.

Radon tests.png

Radon Measurement Testing: A 48-hour radon test will quickly provide an idea of the amount of Radon present at the time. Radon is the #1 cause of lung cancer after smoking, and present everywhere. A level of 4 piC/L requires mitigation according to the EPA. An average of 1 in 15 homes has Radon levels requiring mitigation. This issue is so important that most new home constructions now include a Radon mitigation system as standard.

Sewer Line Camera Inspection: A sewer main drain line from the house to the street/sewer is vulnerable to accidental and environmental damage. A visual inspection with a borescope/endoscope can reveal damage alerting to potential repairs.

Home Warranty Inspection: New homes come with a one-year warranty. A home inspection scheduled before the year’s end can uncover issues covered by the builder for repairs at no cost to you. Honest lower rate charged (based on square footage) due to the requirement to only document issues found for presentation to the builder.

Infrared/Thermal Imaging Inspection: Used when the inspector has suspicions of hidden issues requiring further investigation. Free service–most other inspectors charge for this service.
